A 4 pipe fan coil system provides heating during the winter and cooling during the summer. The HVAC system allows independent temperature control in subdivided areas and ensures 23 degrees during the summer and 22 degrees during the winter.
Hot water in the toilets and kitchenettes is provided through electric heaters. The cold water supply is provided through the city network.

Exterior
The south façade is a glazed aluminium curtain wall with horizontal louvers against the excessive sun and the north façade incorporates metal panels and large windows. The glazing is made with low-emission, neutral colour, insulating units.

Structure
The structural grid is 7,80 x 7,80 m, with reinforced concrete walls and 70 by 70 cm columns. The seismic design is based on four reinforced concrete cores, calculated to withstand the seismic action with a lateral movement not exceeding 1 cm per floor. The building is supported by a mat foundation built inside a watertight perimeter.
