AEW Europe announces that America House business centre led to 100 % occupancy

Bucharest, 14 October 2013 –AEW Europe, the asset manager of America House business centre, announces that one existing tenant extended the leased  surface with 1,227 sq m, occupying the last remaining vacant office space in the building. Jones Lang LaSalle was involved  directly or as third party in all the 4 office leasing transactions concluded this year, of a total area of 4,013 sqm, that led to 100 % occupancy.
Nicoleta Toma, Asset Manager for AEW Europe declares: " The entire 24,000 sqm of office space in America House is fully leased whilst other properties in CBD with smaller rents still remain vacant. The fact that international companies decided either to lease new space or to expand their operations in the building we manage, constitute proof that  America House  corresponds with the latest Class A requirements of the corporations and remains the preferred destination  for setting up head-offices or conducting business in Central Business District.”
Claudia Cetatoiu, consultant within the Office Agency department for Jones Lang LaSalle declares:” The 27,000 sqm multifunctional business centre located in Piata Victoriei offers the largest floor plates available in the Central Business District (1,800 sqm) as well as high visibility for international companies that wish to place their operations downtown Bucharest, being visible to the traffic from 9 arteries. America House is built on 9 levels and provides 3 levels of underground parking with 350 places.”

Having made its investments in the country, AEW Europe is content to pro-actively manage its currents portfolio.

AEW Europe has been active in Romania since 2007, when one of the funds it manages purchased America House and a shopping mall in Targu Mures, central Transylvania. As head of asset management for AEW Europe in Central Europe, Isabelle Clerc says that much has changed in the world, but those acquisitions continue to form the basis of AEW‘s investment approach.

“The strategy of AEW Central Europe is to manage core and value-added, well-positioned assets. The tenants of the assets we manage know we are active and always work for them and this makes us successful,” says Clerc.

The company certainly took an active approach when the mobile telecom operator Cosmote last year left America House, it left empty a large portion (3,900 sqm of office and 700 sqm of retail). Since then, however, AEW Europe has managed to attract new tenants whose quality has only served to increase the building’s reputation. McDonald’s moved its headquarters there in September 2011, taking 740 sqm, and opened a 350 sqm restaurant on the ground floor in December. World Class – which operates fitness centers all over Europe - has also signed up for around 1,000 sqm will this month open a fitness facility on the first floor. America House has also been successful in renewing the leases some of its long-term tenants.

In its constant bid to reach out to new clients, World Class has recently opened its seventh fitness centre in Bucharest on the first floor gallery in America House, which is managed by the French real estate investment and asset management company, AEW Europe.
